ConstructionOnce the permit has been received, Additions Plus Inc. will call you to book a pre-construction appointment. This meeting will be an opportunity for you to meet the installation crew as well as the electrician and any other sub trades your job may require.  Every step of the construction process, including the materials to be used, will be thoroughly reviewed and every detail discussed with the workers .  Additions Plus Inc. takes pride in our communication process; nothing is left to chance.  The proposal will feature the start date and time frame for the project and a fully detailed payment schedule.

Schedule

ConstructionAdditions Plus Inc. will prepare a construction schedule for you.  This schedule is extremely detailed.  It lists the time frame for your project from start to completion.  It also lists all of the individual phases and their time frames.  In the schedule your responsibilities are also listed.  This detailed schedule promotes a seamless project without delays.  We always update your schedule, keeping you  continuously informed of your project status.  You will also receive email updates with attached photos, ensuring that you know what is happening when you are at work or away.  Click here to download a sample construction schedule.

Payment

  1. Our payment schedules are configured in a simple pay-as-you-go fashion.  Each time we are ready for a payment, we will have completed a substantial amount of work.  The down payment is based on the figure needed to begin the initial  stage of your project;  it includes the material and labour costs.
  2. The terms and conditions on the back of the contract are also very fair.  The contract clearly states that we never ask for the final payment until you express your complete satisfaction in writing. 
  3. Additions Plus Inc. guarantees the contract cost will not change with the exception of three possible situations:
    • During excavation we may encounter a utility pipe of which we were not aware.   Keep in mind that we always ask if you know of any underground utilities in the excavation area such as a sewer line or an underground swimming pool wire, and we always make arrangements to “Call before you Dig”.  These situations rarely happen because we research the excavation area thoroughly;  but sometimes there is no way to tell until you start digging.   Note:  “Call before you Dig” is a provincial-run program that is designed to make contractors aware of any underground utilities that may be in the excavation area. 
    • When we start building the addition and connecting it to an existing structure, we need to expose the framing of the existing house.  On occasions, we have found rot or termite damage to the existing house where the addition connects.  These types of issues may need to be repaired to ensure the new home addition will be built on a solid structure. We also have had issues arise when tying back into an existing roof;  on occasion, it may be necessary to replace existing shingles to ensure a proper seal to the house.
    • You decide to change or add something in the middle of the project.   For example,  you upgrade the flooring; this will obviously result in a higher cost of material than originally listed in the contract.

If any of these situations occur,  Additions Plus Inc. will wait to make the repairs or changes until you receive a detailed explanation and sign an additional work authorization form.  Simply put, there will be no surprise costs at the end of the project.
